Many years in the restaurant industry and hosting hundreds of wedding celebrations have guided me to present as much information and answer as many questions as possible up-front, assuring NO SURPRISES, and NO COMMUNICATION problems. It’s all here! well worth the read.

HOW ARE THE RENTAL RATES AND BOOKING SITE FEES CALCULATED?

Great Question!! It's been a learning curve for us as well. Villa XoCabo's rent is exactly as stated above but add to that Mexico government taxes of 16% IVA and 3% local lodging tax and booking site fees on top that with a pretty stiff commission of ???% (used to be a reasonable 3% in 2020). So, bingo, the rate charged to the guest is about 10% higher than what we charge. Once you book, let's discuss ways to contain those nasty 3rd-party charges! We have some good ideas. And remember, depending on who you may book through, you have between 2 and 7 days to cancel without penalty and receive a full refund on your deposit after we send the "NO SURPRISES" cost quote.

CAPACITY… VILLA XOCABO IS, well…, ENORMOUS WOULD NOT BE AN OVERSTATEMENT. However, XIRBXX’s TERMS OF SERVICE AGREEMENT restricts advertising capacities of more than 16 or promoting parties. And to be fair and not waste your time, we should let you know that like AXXBXX, we do NOT allow WILD and CRAAAZY PARTIES! --low-key birthdays, family occasions, neighbor-considerate fun: sure; but LOCO = NO GO. Also, per XIRXNXs TERMS OF SERVICE AGREEMENT, we cannot advertise the XOCABO in Cabo San Lucas website or email address until after you book, (but it's pretty easy to find!) DISTANCE FROM TOWN... VILLA XOCABO! is a short 15-minute scenic walk or 3-minutes cab ride down to the marina area—the center of the action in Cabo; restaurants, clubs, fishing charters, etc. Medano Beach (swimming, boats, parachute gliding, Scuba, and many bars and waterfront restaurants) is just a few blocks past the marina. Pedregal Beach, which is our view (gorgeous but NOT swimmable—currents and wild surf) is even closer to our front door. Other beautiful white sand beaches are a short drive away—

TRANSPORTATION... Your airport pick-up and return are ON THE HOUSE!!! —included in the base rental (one standard-sized van). Groups of more than 10 may require additional vehicle(s). Cost is $110 per 10 passenger Toyota Hiace van; $150 for a Mercedes-Benz Sprinter van that carries up to 18 riders— pay the driver directly for any extra vehicles. Thanks to our high-frequency calls, our contact charges less than the cabbies at the airport. He can also provide shuttle service for golfing and other excursions, 24/7!

Casa Xo's in-house cosineros cook-up a CHEF'S CHOICE storm from 8(ish) AM ‘til 2 PM, preparing breakfast plates or platters for everyone at their convenience; selections may include omelets; Huevos divorciados or rancheros; chilaquiles; a breakfast-style Chili Relleno; Eggs Benedictos; pancakes; toast Française, hand-cut slab bacon, pork chops— chef’s inspiration!! PLUS, the crew sets you up with a changing variety of house-made salsas, chips, fresh tortillas, guacamole, nachos, pozole, chicken wings, sushi rolls, sandwiches, burritos, and other snacky items to start the morning and afternoon started from the right side of the bed!

LAYOUT, LEVELS & SLEEPING CAPACITY—MAXIMUM 30+ Villa XoCabo is large. It features many level changes and thus many steps. The # of steps are indicated in the following bedrooms list. Altogether there are TEN bedrooms, including the Cinema which has added a full bath. To date our maximum has been 34, nope, now the record as of 6/30/23 is 38! guests at one time, (VXOC received a 5-Star review from the client--of course, we always do!). All bedrooms have bathrooms "en suite". Indicated are approximate sizes of the sleeping rooms only—NOT including the adjoining bathrooms/showers/WCs. Each bedroom is separately air conditioned. 9 of the 10 BEDROOMS BOAST OCEAN VIEWS!

BEDROOM 1- KING-SIZE BED + DOUBLE SIZE BED in BAY WINDOW SLEEPING ALCOVE

MASTER BEDROOM— on same level as living room, has one King-sized bed and one full-sized bed in connecting room + a walk-in closet/dressing room + a separated room w/c. It has a double shower w/ an openable glass door privately facing the spectacular adjacent granite mountainside —size-NOT incl. shower or WC is approx. 15 x 24 ft.

BEDROOM 2 – KING-SIZED BED + HONEYMOON TUB 4-2 + SEPARATE SHOWER + EXTRA STUPENDOUSE OCEAN VIEW

is on the main level—entry is adjacent to the dining room—it is three steps up. It has a King-sized bed; honeymoon double bathtub is in the bed area, as is the vanity and now a new shower! —the WC is partitioned/screened from the open area; size of bedroom—NOT incl. WC is approx. 10 x 20 ft.

BEDROOM 3 INDOOR/OUTDOOR SHOWER FOR TWO! OR AN ENTIRE FAMILY!!

MASTER BEDROOM (garden and partial ocean-view) is on main level— has a King-sized bed under another large silver cupola, and three steps down to a spacious dressing/restroom with tufted velvet sofa, + an over-sized indoor/outdoor double shower of G.O.T. or "Middle Earth" character. —NOT incl. the fantasy double shower, vanity & WC is approx. 15 x 16 ft.

Numero seis (6) offers a must-be-seen-to-believe triple shower "carousel"; bedroom—NOT incl. shower or W/C is approx. 13 x 15 ft.

BEDROOM 7- SUNSET VIEW-SUBLIME!

Also, on Jacuzzi level; one Queen-sized bed + one Single-sized daybed, over-sized shower; size of bedroom—NOT incl. shower or WC is approx. 12 x 12 ft.

# 8 is “THE CINEMA" features a Theater-size projection screen!

The “CINEMA” is sleep-able area #8— (now with a full bath 'en suite', and two garden-view windows) is also on the main level—and features five (5) matching fold-out sofa/sleeper beds and an 86" SMART TV. The Cíne is terraced with two steps between each of the three levels; overall size is 30 x 30 ft.

“AFUERA!” sleep under the stars on two comfy twin-sized lay-flat chaise loungers located poolside! “dreamy”!

OPTIONAL BEDROOMS 9 & 10--THE CASITA

(additional charge of $150/night) Located at the far end of the swimming pools, with the best ocean views on the entire property! Both levels have Queen-sized beds and full bathrooms 'en suite'; Level Two, has the most stunning view of any bedroom in Xocabo.

So, all-in-all, Villa XoCabo provides an amazing array of separate sleeping rooms —all without feeling cramped for space nor ‘improvised’ in the slightest—it’s that BIG!
