€1728 of the total amount is due at time of reservation.
Remaining balance: is due in full at Check-in. Refer to the "NO SURPRISES" invoice for that total which covers the house rental, all taxes as well as REQUIRED PRESTOCK CHARGES (food, beverage, open bars, and chef cooking until 2 PM daily—15-person minimum) AND ANY OPTIONAL ADDON CHARGES (chef dinners and premium bar products, additional 2-bedroom casita use and any last-minute adjustments to headcounts. Payment is DUE IN CASH or credit card (Visa, Master Card or American Express only) per the "NO SURPRISES" invoice. The invoice / Quote will be EMAILED BY XOCABO'S RESERVATION MANAGER as requested by the client or sooner. FOR CORRECT TOTAL OF COSTS WHETHER BOOKED VIA XOCABO WEBSITE DIRECT, OR IN AIRBNB, IT IS STRONGLY ADVISED THE CLIENT REVIEW THE "NO SURPRISES" INVOICE PRIOR TO CONFIRMING A BOOKING. TOTAL OF RENTAL CHARGES AND ADD-ONS and any last-minute adjustments to headcounts is DUE IN CASH or credit card (Visa or Master Card only) at CHECK-IN per the "NO SURPRISES" invoice. Credit card payments via website direct reservations are billed a 3.5% processing surcharge or 5% with AMEX. Cash payments (USD$ or Mexican pesos only) via website direct reservations are eligible for a 5% cash discount. Net savings to purchaser is 8.5% when paying via cash—ONLY WHEN BOOKED DIRECTLY THROUGH XOCABO.COM. The reservation confirmation deposit will be held by Villa Xocabo as surety and guarantee any unpaid ADD-ON charges. The deposit is refundable at Check-out pending any charges for damage or unpaid Add-Ons. PAYMENT forms such as VENMO, PAYPAL, BITCOIN, or BANK WIRE transfers are NOT ACCEPTED. Cancellation policy 50% of RESERVATION DEPOSIT is refundable when canceled 90 days before arrival or earlier. 0% refundable if canceled after. An ADDITIONAL DEPOSIT APPLIES TO HOLIDAY PERIOD RESERVATIONS. Damage deposit No additional deposit is due unless an “AGE-MIX WAIVER” is required per Xocabo policy, or violations of either Villa Xocabo or H.O.A. security rules occur—see specifics within the Xocabo listing and the supplementary Pre-Arrival information provided to all guests of Villa Xocabo.

HOUSEKEEPING service is also included in the house rental for up to 11 guests—to generally tidy-up, make beds, maintain a spotless kitchen, keep the home fresh and lovely, and ensure the property rules are respected. If twelve guests or more, we will add another housekeeper; that cost is $75 per day, (and don’t forget to tip the staff!). The housekeeping surcharge is based on the maximum number of guests hosted on any night of the stay and applies to the full duration of the stay.
LARGE GROUPS –One of the most attractive features of the Villa is LARGE CAPACITY. To date we have successfully hosted 38 guests at one time. It’s FUN!!! The house, the 3 pools...wait! Now it's 4 pools--we just added a child-friendly kiddie-pool! and the grounds of this spectacularly redesigned 13,039 square foot mansion by A.I.A. Award winning designer, Jason, are yours and yours alone. The base rental remains the same regardless of the group size up to 15 guests. An additional charge of $55 per person/night and applies to each guest above 15 visiting the property--including 'guests of the guests'. XO's personnel will confirm the headcount daily and charges will be applied accordingly. We also may require an enhanced refundable damage and good conduct guarantee deposit.

DINNER COOKING by Xocabo's outstanding chefs is available with 24-hour advance request and billed additionally--at a rate that rivals and generally beats any quality restaurants locally.
